Seller - Commonly Asked Questions
How Do I Get My Property Onto The Market With The Express Estate Agency?
Call us on 0800 046 72 71 and one of our friendly advisors will go through everything with you. If you choose our ‘Premium Option’ and you do not have a recent valuation report they will take a secure card payment for an at-cost and discounted independent valuation and a surveyor will be instructed. Once the valuation, or our in-house valuation, has been carried out we will agree a suitable marketing price.
Why should I use you and not my local Estate Agent?
If you want or need to sell your property quickly then we are your best solution, we are tailor-made for your circumstances. We specialise in attracting motivated Buyers to our motivated Sellers by offering discounts off market value and then expertly pushing sales through. We have an extremely advanced advertising campaign, a 24/7 Enquiry Line, and are continually beating the market by selling properties much faster than normal Estate Agencies. Our property-to-sales ratio is far higher than the average Agent.
Why should I use you and not a Quick-Buying Property Firm?
Quick-Buying Property Firms are no-longer able to offer enough to meet the vast majority of peoples' needs and are typically offering, in reality, between 50-70% (at best) of a property's current value. You don't need to consider such low offers even if you need to sell your property quickly, there is now a new and unique market beating alternative out there that offers many the perfect solution.
Why Should I Consider A Recent Valuation For The ‘Premium Option’?
To help us sell your property as swiftly as possible, enabling us to attract much greater interest by credibly and independently demonstrating that the property is offered at a genuine discount from its true market value.
What profit do you make from instructing the valuations?
We don't make a penny from instructing the valuations, it is completely 'at cost'!
How will you advertise my property?
Enormously! All of our properties are advertised on Rightmove, Property Finder, Findaproperty, Globrix, Fish4Homes, PrimeLocation and all of their associated property websites. A bright pink and blue for sale board is erected at every property to ensure you have local coverage. We will send out property details to all of our waiting Buyers and to anybody else who contacts us via our website or our 24 hour-a-day, 7 days a week Enquiry Line.
Do you follow a code of practice?
We have agreed to follow The Property Ombudsman Service (TPOS) for Residential Estate Agents, and are approved by the OFT under its Consumer Codes Approval Scheme. Estate agents signing up to this Code of Practice are required to provide additional consumer protection that goes beyond that required by the law. They can be recognised by the joint TPOS/OFT approved code logos which they display. Registered agents, who do not voluntarily accept the Code of Practice obligations of the Property Ombudsman Scheme, are not entitled to show the OFT approved code logo.
The Property Ombudsman Scheme for Estate Agents provides a free, fair and independent service for dealing with unresolved disputes between sales and lettings agents who have joined the TPOS and consumers who are actual or potential Buyers or Sellers, or landlords or tenants, of residential property in the UK. The Ombudsman is a member of the British and Irish Ombudsman Association and follows the standards and rules of the Association. The Ombudsman is totally independent of agents and reports directly to the Property Ombudsman Council which has a majority of non-industry members.
How does it work when somebody wants to view my property?
All requests for viewings come through to us. We will then qualify and vet each viewer and then agree with you a mutually suitable time to hold the viewing. Once the viewing has been conducted we will contact the Buyer and get the feedback from them, relaying it to you the same day.
Who deals with the offers on my property?
All offers will be made through us and confirmed to you by telephone and in writing. All negotiations will be carried out by our trained negotiators who will always act in your best interests until we reach an acceptable figure to you.
What is the process once we accept an offer?
Once you accept an offer we will instruct the solicitors for you and your Buyer. We will closely manage the sale through to completion making sure all parties are working to your strict timescales.
Do I need a Home Information Pack (HIP)?
Home Information Packs are suspended with immediate effect from 21 May 2010. Energy Performance Certificates are still required.
We offer upfront payment EPCs and deferred payment EPCs. This is where the EPC is paid for on completion, meaning no upfront cost to the seller.
Buyers - Commonly Asked Questions
Why is the seller selling at an attractive price?
Our Sellers are motivated for a variety of reasons and often wish to sell more quickly than they could with typically slow estate agents, therefore attractive prices are offered in exchange for a swift sale.
To purchase a property, what timescales do I need to adhere to?
It is case by case but typically our Sellers ask for completion within a 6 week timeframe.
I need to sell my property first before I can purchase another, is that ok?
Our Sellers require swifter than normal sales so naturally they would prefer Buyers with no property to sell. Depending on the Sellers individual circumstances there can sometimes be some flexibility here.
You mention on your website you have recommended solicitors and mortgage advisors, why should I use them?
We have tried and tested independent solicitors and mortgage advisors who have proven track records of getting Buyers through to completion swiftly, efficiently and with the utmost professional advice. For these reasons it is helpful if Buyers are able to utilise any of these professionals.
