How Do I Conduct A Viewing On My Property?

Getting your property ready for viewings may seem like common sense but some still overlook important aspects of this crucial part of the selling process. Presentation is often everything! Taking some time to clean and de-clutter will only help sell your property. Every little bit helps! Help us help you - starting outside...

The Exterior:

This is the first view your potential buyer will have of your property, so you should focus on optimising its appearance:

Tidy up the front and back gardens (weed, trim hedges, add some new plants if necessary, clear any dead or unsightly plants and mow any lawns)

- Give the window frames and door a lick of paint if they need it, or wipe them down if you have double glazing

- Clear children’s toys away if they are littered across the garden

- Keep rubbish bins out of sight

The Interior:

- De-clutter - create more space by moving furniture and other items into cupboards and loft spaces

- Make minor repairs – fix any leaking taps and replace any blown light bulbs, etc

- Clean thoroughly from top to bottom - carpets, floors, windows and fixtures/ fittings

- Keep the property as bright as possible and open all the doors

- On hot days ensure the property has lots of fresh air; with cold days ensure the heating is turned up

- Eradicate unpleasant odours like pet smells and cigarette smoke

- Decorate rooms if required - a lick of paint can re-energise the appearance of a property/ room

- Put some fresh flowers out and get the coffee machine on... make the property feel as inviting as possible

Viewing Time:

- Show the potential buyer around the property, including the garden and always try to finish in the best room

- Don’t pressurise the buyer, let them look around at their pace

- As you wander through the property point out any interesting features

- Try to answer any questions they ask, if you aren’t sure refer them back to us

- If the buyer wants to offer on your property after the viewing, ask them to do that via ourselves
