We only get paid once the tenant is in the property

Once you have signed the landlord’s agreement, we list your property on over 150 webpages

All enquires received are spoken to first, before we speak to you to arrange a viewing, to ensure they meet your rental criteria. We will phone them after the viewing to gain feedback, and let you know what they said. If they wish to proceed with the rental, we will collect a deposit and start the reference process using an external company. Once this come back, we will discuss this with you, to make sure you are happy to proceed.

If all parties are happy to proceed, we will then arrange a move in day. We will collect the first month’s rent and deposit and issue a rental contract to be signed (AST). On this day they move in, an inventory will be done by an external company, and copies provided to you and the tenant. The deposit will be registered in a government approved scheme (DPS) if the property is fully managed, or requested by you if the property is a let only

The initial fees are the same depending on if you chose a fully managed or let only.

For a Fully Managed service, the fees are as follows

Gas safety Report–  The Gas Safety (Installation and Use) Regulations 1998 state that all rented properties with a gas supply must have a valid gas safety certificate at the commencement of and throughout the tenancy and must be tested for gas safety on an annual basis. Express Letting Agency appoint a Gas Safe Engineer to do the inspection, which includes the testing of any carbon monoxide detectors and/or smoke alarms in the property. The fee also covers arranging access, retaining the certificate and forwarding it to the tenant £90 inc vat (if required)
Legionella Report £90 inc vat (if required)
Court Attendance £120 inc vat plus expenses
Electrical Installation Condition Report (EICR) and PAT Testing Subject to size of property and no of appliances. Price on application
