Why should I use you and not a quick-buying property firm?
Quick-Buying Property Firms are no-longer able to offer enough to meet the vast majority of peoples' needs and are typically offering, in reality, between 50-70% (at best) of a property's current value. Do you follow a code of practice?
We have agreed to follow The Property Ombudsman Service (TPOS) for Residential Estate Agents. Estate agents signing up to this Code of Practice are required to provide additional consumer protection that goes beyond that required by the law. They can be recognised by the joint TPOS approved code logos which they display.
The Property Ombudsman Scheme for Estate Agents provides a free, fair and independent service for dealing with unresolved disputes between sales and lettings agents who have joined the TPOS and consumers who are actual or potential Buyers or Sellers, or landlords or tenants, of residential property in the UK. The Ombudsman is a member of the British and Irish Ombudsman Association and follows the standards and rules of the Association. The Ombudsman is totally independent of agents and reports directly to the Property Ombudsman Council which has a majority of non-industry members.
How does it work when somebody wants to view my property?
All requests for viewings come through to us. We will then qualify and vet each viewer and then agree with you a mutually suitable time to hold the viewing. Once the viewing has been conducted we will contact the Buyer and get the feedback from them, relaying it to you the same day.
Who deals with the offers on my property?
All offers will be made through us and confirmed to you by telephone and in writing. All negotiations will be carried out by our trained negotiators who will always act in your best interests until we reach an acceptable figure to you.
What is the process once we accept an offer?
Once you accept an offer we will instruct the solicitors for you and your Buyer. We will closely manage the sale through to completion making sure all parties are working to your strict timescales.
Do I need a Home Information Pack (HIP)?
Home Information Packs are suspended with immediate effect from 21 May 2010. Energy Performance Certificates (EPC) are still required.
We offer upfront payment EPCs and deferred payment EPCs. This is where the EPC is paid for on completion, meaning no upfront cost to the seller.

To purchase a property, what timescales do I need to adhere to?
It is case by case but typically our Sellers ask for completion within a 6 week timeframe.
Do I need to sell my property first before I can purchase another?
Any seller is clearly hoping to sell their property and until any potential buyer is in position to go through with the transaction it is not desirable if the buyer still has not agreed a sale on their own property. Aside from this, some sellers are willing to be more flexible in the right circumstances.
You mention on your website you have recommended solicitors and mortgage advisors, why should I use them?
We have tried and tested independent solicitors and mortgage advisors who have proven track records of getting Buyers through to completion swiftly, efficiently and with the utmost professional advice. For these reasons it is helpful if Buyers are able to utilise any of these professionals.
