Express Estate Agencyâ„¢ v Your Traditional Estate Agent, Quick-Buying Property Firms And Online Estate Agencies
TRADITIONAL ESTATE AGENT
VS
EXPRESS ESTATE AGENCYâ„¢
Only selling 6 per month* (1.4 per week) on average
VS
Currently selling around 425+ properties per month (100 per week during Quarter 1 2014) = much more successful in selling our clients properties
90 days** taken to achieve the average sale on the minority that are actually sold
VS
Selling many more properties and much quicker – most properties selling in around 4-8 weeks
Be wary, many employ numerous Additional Fees (e.g. Exit/Additional Advertising/ Marketing/ Viewing Fees and some are even upfront fees!)
VS
No Sale, No Estate Agency Fee plus very competitive fees for a Premium Service
Properties are often unrealistically and badly priced simply to get your property on the books, not helping to sell it – very common-place
VS
Properties are priced correctly in order to achieve a sale and are priced in order to sell within the timeframes stipulated by our Sellers
Properties are often over-valued or incorrectly valued allowing false expectations = much more wasted time + money
VS
Properties are valued correctly
They use local branches to help win new business in from Sellers but local branches are actually quite limited in their ability to actually sell your property – Around 90% of successful homemovers now find their properties via the Internet, with a large proportion of the remaining successes coming via For Sale boards
VS
Nationwide (covering England, Scotland, Wales & Northern Ireland) and centrally located to maximise efficiency and success – it is a very common misconception that local branches are needed to succeed – local branches are best for getting your business on their books not for selling houses
Often use much more limited advertising campaigns, sometimes only focusing on offering a local presence for more local enquiries – with much more limited online advertising
VS
Unrivalled and enormous online advertising (local and national) = vast presence and ability to capture (better than any other Agent) the 90% or so of successful homemovers who now find their property via the Internet
Limited local advertising often delivers very limited success
VS
National advertising to capture the 'out-of-town' Buyers who account for a significant proportion of most Estate Agencies sales
Opening hours usually limited to normal working hours, and some days/ half days at weekends = much more limited and less of a service
VS
24/7 Enquiry Line (UK-based Freephone) meaning we will never miss an enquiry
Often allow too many time-wasting and non-proceedable Buyers (i.e. those with properties still to sell or without finance in-place) to view your property
VS
Only deal with potential Buyers in a position to proceed – block viewings are also regularly carried out
Often not at all suitable for those looking for quicker than normal sales – simply not their core business
VS
Specialist and tailor-made service for those wanting to test the market or actually sell now – we are also able to offer progressive and quick conveyancing services

ONLINE ESTATE AGENCIES
VS
EXPRESS ESTATE AGENCYâ„¢
Only Mainstream therefore offering the many failings of the majority of the struggling Estate Agency industry, sadly disappointing a great amount of their Sellers
VS
Much greater levels of service and sales success achieved plus far quicker – we are also able to offer very successful and progressive conveyancing services
Many demand Upfront Estate Agency Fees or 'Listing Fees' = NOT SUCCESS DRIVEN if this is the case, BEWARE
VS
'No Sale No Fee' = No Upfront Estate Agency Fee
Many often only offer a Listing Only Service – if you are left to do all of the negotiating and conveyancing it can lead to lower amounts achieved plus many difficulties and a much higher proportion of private sales sadly fall through
VS
Full and Comprehensive Estate Agency Service ALWAYS PROVIDED
Some unable to use the best portals for the best possible promotion and advertising, therefore only offering low levels of buyer traffic
VS
Enormous Online Advertising
Some offer more limited coverage and usefulness
VS
Superb nationwide coverage of Great Britain and Northern Ireland
None, we are aware of, offer this great additional benefit
VS
24/7 Enquiry Line for great contact and enhanced sales
Many are often of insignificant size and success at present
VS
Succeeding extremely well for our clients
Many incorporate many additional costs and fees to their headline grabbing rates
VS
No extra costs or fees

Seller - Commonly Asked Questions
Why should I use you and not my local estate agent?
We take great pride in achieving swift and smooth success for our Sellers - getting you the very best price, as quickly as possible, and with the least amount of hassle. As a result, we offer by far the best property selling solution available, anywhere in the UK. We are tailor-made for people looking to simply speed up the sales process. Once sales are achieved, we then specialise in expertly driving these sales through to completion. Our extremely advanced advertising and 24/7 Enquiry Line are just two of the reasons why we continue to very quickly sell many more properties than normal Estate Agencies.
How do I know you will get the maximum possible for my property?
We will always act in the best interests of you, the Seller. It is our job to do so. Our approach is very different to the traditional Agent but this is why we are so successful. Your dedicated Property Sales Manager will always endeavour to get you as much as possible for your property, as quickly as possible, or as soon as it is desirable.
How will you advertise my property?
Enormously, in the most productive areas, and anywhere and everywhere worthwhile on the Internet. All of our properties appear on all the major portals and many, many more. A bright pink and blue For Sale board is erected at every property to ensure you have local coverage. Property details will go out to all of our waiting Buyers and to anybody else who contacts us via our website or our 24 hour-a-day, 7 days a week Enquiry Line.
How do I get my property onto the market with Express Estate Agency™?
Call us free on 0800 046 72 71 and one of our friendly advisors will go through everything with you, including arranging for one of our local experts to visit you at your property.
Why should I use you and not a quick-buying property firm?
Quick-Buying Property Firms are no-longer able to offer enough to meet the vast majority of peoples' needs and are typically offering, in reality, between 50-70% (at best) of a property's current value. You don't need to consider such low offers even if you need to sell your property quickly, there is now a new and unique market beating alternative out there that offers many the perfect solution.
Do you follow a code of practice?
We have agreed to follow The Property Ombudsman Service (TPOS) for Residential Estate Agents. Estate agents signing up to this Code of Practice are required to provide additional consumer protection that goes beyond that required by the law. They can be recognised by the joint TPOS approved code logos which they display.
The Property Ombudsman Scheme for Estate Agents provides a free, fair and independent service for dealing with unresolved disputes between sales and lettings agents who have joined the TPOS and consumers who are actual or potential Buyers or Sellers, or landlords or tenants, of residential property in the UK. The Ombudsman is a member of the British and Irish Ombudsman Association and follows the standards and rules of the Association. The Ombudsman is totally independent of agents and reports directly to the Property Ombudsman Council which has a majority of non-industry members.
How does it work when somebody wants to view my property?
All requests for viewings come through to us. We will then qualify and vet each viewer and then agree with you a mutually suitable time to hold the viewing. Once the viewing has been conducted we will contact the Buyer and get the feedback from them, relaying it to you the same day.
Who deals with the offers on my property?
All offers will be made through us and confirmed to you by telephone and in writing. All negotiations will be carried out by our trained negotiators who will always act in your best interests until we reach an acceptable figure to you.
What is the process once we accept an offer?
Once you accept an offer we will instruct the solicitors for you and your Buyer. We will closely manage the sale through to completion making sure all parties are working to your strict timescales.
Do I need a Home Information Pack (HIP)?
Home Information Packs are suspended with immediate effect from 21 May 2010. Energy Performance Certificates (EPC) are still required.
We offer upfront payment EPCs and deferred payment EPCs. This is where the EPC is paid for on completion, meaning no upfront cost to the seller.
Buyers - Commonly Asked Questions
To purchase a property, what timescales do I need to adhere to?
It is case by case but typically our Sellers ask for completion within a 6 week timeframe.
Do I need to sell my property first before I can purchase another?
Any seller is clearly hoping to sell their property and until any potential buyer is in position to go through with the transaction it is not desirable if the buyer still has not agreed a sale on their own property. Aside from this, some sellers are willing to be more flexible in the right circumstances.
You mention on your website you have recommended solicitors and mortgage advisors, why should I use them?
We have tried and tested independent solicitors and mortgage advisors who have proven track records of getting Buyers through to completion swiftly, efficiently and with the utmost professional advice. For these reasons it is helpful if Buyers are able to utilise any of these professionals.
